Why this exists

Built after a location cost us $180,000.

In 2021, we signed a lease in Perth that looked right on paper — good street, solid foot traffic, rent that felt manageable. Eighteen months later, the business closed. Three things we didn't check: the rent-to-revenue ceiling was too tight, an established competitor moved into the same block three months later, and the demographics skewed 15 years older than our target customer.
